Purchasing InformationOwnership:Land ownership in Honduras is fairly simple and straightforward. Under Honduran law any non-Honduran individual can own up to 3,000 square meters of real estate when that land is within 40 kilometers of the sea. If land is more than 40 kilometers from the sea or if the land is being purchased by a Honduran company these regulations do not apply. Therefore a foreigner, or non-Honduran national, may own land under their own personal name in the Vista Bonita community, as long as they limit themselves to no more than a total of 3,000 square meters per individual. Purchasing & Deposit Information:First choice for the Phase 2 lots will be based on the time in which deposits are received. We ordinarily ask that a full deposit be sent to our office or the office of the lawyer in order to process the title into your name. In some circumstances, financing may be available from the Developer. Once the paper work is completed by the lawyer and registered in the Registro (the local Register of Deeds), we will receive the title, sign off on it, and then send the original title to you, the buyer. This process ordinarily takes approximately 60 days. Deposits are held in our Real Estate Trust Account until the title is sent to you. If the buyer chooses to use our lawyer for the transaction the closing costs will be $500 per lot. This includes all government registration fees, the full processing of all documents, and a legal notice certifying that the property you are buying has a clean title that is free of any embargos or encumbrances. While Vista Bonita has an attorney with which it is comfortable and has preferred pricing, you are free to use any attorney of your choosing. Construction:If you are thinking about building a home on your lot, but are unfamiliar with the construction industry in Honduras we provide full turn-key construction services and financing. A house can be built inexpensively in this area. Please contact us and we can send you architectural plans and other information to plan your tropical dream home. Most residential developments require the purchaser to construct a home within 12 months. At Vista Bonita, you select the time and date most convenient for you… there is no mandatory construction timeframe. Home Owners Association:The HOA is commissioned to maintain the public areas of the property, the private water tower, the perimeter wall, and ensure the maintenance and security of the community. The HOA is also charged with enforcing and amending the CC&Rs, which are very non-restrictive and simply state the basic needs and desires of the owners.
